About petzerhiel.lu

Co-ownership is a human matter. Its management must remain so.

Co-ownership is first and foremost a human matter. Decisions are made together, tensions are resolved through dialogue, and trust is built over time. Our conviction is that technology must improve communication — not remove human encounters. After twenty years spent in management, IT and logistics within major European and American groups, across different countries and contexts, we chose to put this experience at the service of Luxembourg co-ownerships.

What we are building

We are developing our own tools, tailored to the specific needs of property management in Luxembourg. An incident management system to be responsive from the first report. An integrated management system to automate administrative and banking interactions as much as possible, free up time and reduce fixed costs. A paperless approach to eliminate unnecessary archiving costs and make documents accessible at any time.

The objective is to refocus the property manager's work on what truly matters: the human connection, understanding the issues at stake, and intelligent works management — to reduce costs and preserve, or increase, the value of the property over time.

Our philosophy

We use technology with a strong conviction: it must serve people, not replace them. We are working on night-time availability staffed by people, because some emergencies cannot wait until the next morning and cannot be resolved by an automated system. Artificial intelligence is integrated thoughtfully, on specific tasks where it brings real value — never to simulate a relationship that does not exist.

Our clients' data remains hosted in Luxembourg, with European partners. We deliberately choose to work with actors who share the same values of digital sovereignty and transparency.

Starting area

We are starting with a focus on Luxembourg City, with a preference for the Gasperich and Cessange-Hollerich districts, where we can guarantee same-day responsiveness and a physical presence when the situation requires it. We remain open to other districts, but we prefer to do things well within a manageable scope rather than spreading too thin. Method matters more than coverage area.
